In the lecture "Operational Tools and Costs", the lecturer presented how the Buildings' Cycle of Life and its systems are stipulated through the processes of construction (between 3 and 5 years), period of use (operation, maintenance and renewal) and deactivation (estimated between 25 and 75 years or more); the Cost of Buildings' Cycle of Life and its Systems, through a derivative formula of some variants; the percentage regarding each phase within 30 years; the economic impact of inappropriate investments; building costs against operation costs and management aspects of physical assets. Moreover, he discussed strategies for building maintenance, such as Corrective Maintenance, Preventive Maintenance and Predictive Maintenance, showing the economic impact that each strategy has over the building's useful life.
